Thank you for your interest to let a property through Zest, you will find our Terms and Conditions below and ask that you read them carefully.

In signing the application form, you agree to the conditions held herein and authorise the release of any personal information held to the appointed referencing company and Zest for use in processing your application.

In submitting an application you will be required to pay an Application Fee. This is due in cleared funds along with your completed application forms to process your application. This payment does not guarantee you will be offered a tenancy after completion of the referencing process.

This fee is to cover the costs of obtaining references to support your application in determining your suitability as a tenant. Once Zest start to process your tenancy request, the fee paid is non- refundable. Each individual tenant residing in the property must complete a Tenancy Application Form and pay the application fee.

NB: Where a guarantor is required, this may attract an additional charge.

The attached forms must be completed and signed before any tenancy application can be formally considered. Applicants are reminded that in addition to the reference information requested, you must also provide proof of identification and current address in the form of a Passport or Photo Driving Licence along with a current utility bill or bank statement dated within the past three months. Please return your completed application form by email, fax or post, payment is required along with your completed application and copies of ID must be supported by production of the original on signing of the tenancy agreement.

Failure to produce original documents on request may result in the tenancy being withdrawn.

On confirmation of a successful application, an offer of a tenancy will be made to you and you will be required to sign a Tenancy Agreement. You are entering into a legally binding contract and it is advisable you fully understand the conditions held within.

You will be required to pay a deposit equivalent to 6 weeks rent, 2 weeks payable to secure the property should your tenancy start date not fall within 10 days of your application being accepted, with the remainder due when your tenancy starts and you collect your keys. This deposit will be taken by Zest, held and covered under the terms of the DPS (The Deposit Protection Service) of which you will be issued notification of your reference number within 14 days of your tenancy start date. Should you not proceed with the tenancy for any reason, the initial 2 weeks deposit will only be returned at our discretion.

The full deposit amount will be returned to you within 2 weeks of your tenancy ending, provided the property has been returned in the same condition as described within the inventory taken and issued on occupation (fair wear and tear accepted), your rent is paid in full and all household bills are paid (we may require proof).

Cleaning of the property must be to a professional standard throughout and for continuity of standard, all carpets, cookers, hobs and ovens are required to be professionally cleaned by the original contractors (or a similar professional company) as instructed prior to the tenancy commencing. You will be provided with details of these and proof by way of a copy of the original invoice within your tenancy pack and you will be required to provide similar proof on vacating. If you wish, Zest can arrange for these works to be carried out for you and the charges deducted from your deposit. You will be provided with final invoices along with your deposit return statement to support the charges. NB: Before the deposit is refunded we will also consult with the landlord.

Rental payments must be paid in advance by standing order per calendar month from your tenancy start date to either the account of Zest Ltd or your nominated landlord, depending on which service they have opted from ourselves. You will be advised at the point of your viewing whether you will be managed via Zest or directly with the landlord. All conditions herein are transferable to any individual landlord should they instruct Zest to provide a Tenant Find Service only. Your first month rent must be in cleared funds in order for us to release your keys at the start of the tenancy. We regret, we are unable to hand over any keys to the property until the full 6 weeks deposit and first month rent has been received in cleared funds.
